What rental returns can we expect and do you guarantee them ? A. In the first year we expect a return of around 6 percent which is likely to increase to 10% by year 3. We purposely do not guarantee a return because the only way to facilitate this is,as some developers do, to add the guarantee to the sales price, which is not our policy.
